Understanding TREC Compliance

This page describes how Arena District (the 156-acre commercial property in Hidalgo, Texas owned by Lepovitz Properties LP) handles communications, AI-assisted phone calls, and information disclosures in a manner consistent with Texas Real Estate Commission (TREC) guidance and Texas consumer-protection law.

Owner-Direct Sale Disclosure

Arena District is offered for sale directly by the property owner. Inquiries handled through this website and our business phone line at 956-917-LAND are responses from the owner, not from a licensed Texas real estate brokerage acting as a buyer's or seller's agent.

If a prospective buyer chooses to be represented by a licensed Texas real estate broker or sales agent, that broker must provide the buyer with the TREC Information About Brokerage Services (IABS) notice at first substantive communication, per 22 TAC §535.148. AI Voice Agent Disclosure

Inbound calls to our business phone line may be answered by an artificial-intelligence voice assistant before (or instead of) a human representative. The assistant identifies itself as a virtual assistant at the start of every call. Callers may request a human at any time and a callback will be scheduled.

The voice assistants are configured to:

  • Identify themselves as AI and disclose that the call may be recorded for quality and compliance purposes
  • Decline to provide legal, financial, tax, or binding price quotations
  • Refer all questions about contracts, earnest money, title, financing, and closing to a licensed professional
  • Reference only the publicly published property information available on this website
  • Honor opt-out requests for follow-up SMS and email immediately

Substantiation of Property Claims

Per 22 TAC §535.155, any factual claim made about the property (acreage, zoning, utilities, access, comparable sales, or development potential) must be capable of substantiation. The source data we rely on (Hidalgo County Appraisal District records, City of Hidalgo zoning maps, recorded plats, and third-party property reports) is published on our Property Information page so that any claim made by our voice assistants or marketing materials can be independently verified.

No Misrepresentation

We do not knowingly make material misstatements about the condition, status, or features of the property. If you believe any information provided to you (whether by our website, our voice assistant, our SMS messages, or our email follow-ups) is inaccurate, please contact us at info@arenadistricttx.com or 956-917-LAND so we can correct it.
